Replacing a roof is a significant investment, so it should be based on a clear understanding of the roof's condition, not guesswork. When repairs keep coming back, tiles have become porous, or the battens and underlay have deteriorated, re-roofing can be the more sensible long-term choice.
We will explain what we see, why we believe replacement is or is not needed, and what the work would involve from start to finish.
Problems we're commonly asked about
- Repeated leaks in different areas of the roof
- Widespread slipped, delaminating or porous tiles and slates
- Sagging rooflines or rotten battens
- Missing, perished or torn underlay visible from the loft
- Wanting to change the roof covering when carrying out other work on the property
How we assess the problem
We look at the roof covering, the ridge, the junctions and, where possible, the roof structure and underlay from inside the loft. This helps establish whether the issue is localised or affects the whole roof.
If a full replacement is not needed, we will say so.
Repair and replacement options
Full strip and re-roof
Removing the existing covering, then fitting new membrane, battens and tiles or slates.
Partial re-roofing
Replacing one elevation or section where the rest of the roof remains in good condition.
Ridge, hip and verge finishing
Completing the roof with appropriate ridge, hip and verge details.
Materials and systems
To confirm: Confirm the tile and slate ranges, membranes and ventilation systems the business offers, and any manufacturer guarantees it is genuinely able to provide.

- The roof covering you choose
- Scaffolding requirements and access around the property
- Whether any timber repairs are needed once the old roof is stripped
- Chimneys, dormers, roof windows and other features
- Removal and disposal of the old materials

Questions about new roofs
+How do I know if I need a new roof or just a repair?
The deciding factor is usually whether the problems are local or widespread. We will explain our reasoning, ideally with photographs, so you can make an informed decision.
+Do I need planning permission for a new roof?
Replacing a roof like-for-like does not usually need planning permission, but listed buildings, conservation areas and changes to the roof's appearance or structure can be different. Check with Blackpool Council or your local authority if you are unsure.
+What should a roofing quotation include?
A clear description of the work, the materials to be used, scaffolding, waste removal, any exclusions and the payment terms. If something is not written down, ask about it.
